Electrical repairs when selling a home

The process of selling a home reveals many code violations when a home inspector goes through the property. Having exposed wiring or open junction boxes are typical violations that must be corrected before the sale of a home.

Here are a few other common issues that must be addressed when selling a home

  • The proper grounding of your electrical system
  • Breakers in your main electrical panel double tapped because of lack of space or over sized breakers
  • GFCI protection for your receptacles  in kitchens, bathroom, exterior, garages, and unfinished basements
  • Devices with a open ground or reversed polarities

When purchasing a home Lauterborn Electric recommends hiring a licensed electrician to evaluate the wiring, devices, and service of the property. Once the evaluation is complete the buyer can negotiate with the seller as to corrections needed. Failure to have your home properly evaluated could lead to pricey electrical repairs in the future.
